<p style="text-align: left;" align="center"><strong>2 PACK POLYURETHANE PAINTED DOORS AND PANELS</strong></p>
<p>A high quality finish on doors and drawer panels where medium density fibreboard is painted using automotive-style paints and hardeners. Doors can have a pattern cut into the front surface before painting and the finishes range from satin through to high gloss. Any colour can be selected from paint-chart ranges.</p>
<p><strong> </strong></p>
<p><strong>ACCESSORIES</strong></p>
<p>Purpose-built devices that are used in cabinets to fulfill a purpose. Accessories can be as simple as a cutlery tray to keep the knives and forks in order and slide out garbage bins or as complicated as the pull out mechanisms for difficult-to-access corner cupboards.</p>
<p><strong> </strong></p>
<p><strong>APPLIANCES</strong></p>
<p>The powered equipment that is part of kitchens and laundries such as ovens, fridges, cooktops, rangehoods, dishwashers, washing machines and dryers. Many appliances are now integrated into cabinets but this should always be done according to Australian standards and the manufacturer&#8217;s instructions.</p>
<p><strong> </strong></p>
<p><strong>CARCASS</strong></p>
<p>Another name for the internal structure of a cabinet. For kitchens, bathrooms and laundries high moisture resistant particle board should be used.   <strong> </strong></p>
<p><strong> </strong></p>
<p><strong>DRAWER RUNNERS</strong></p>
<p>Drawers move in and out of a cabinet on runners. There is a wide range of different types available from basic metal runners through to electronic drawer closers. Budget and the width of the drawers will affect the type of runners that will be used.</p>
<p><strong> </strong></p>
<p><strong>EDGING FOR MELAMINE BOARDS</strong></p>
<p>When a large board is cut up to make doors and panels the exposed edges are covered with an edging to match the board. Contrasting edges can also be used for a different look.</p>
<p><strong> </strong></p>
<p><strong>HINGES</strong></p>
<p>Doors open and shut using a hinge clip and metal hinge attached to the cabinet and the door. Different types of doors require different hinges such as corner bi-fold doors that have special hinges that enable the doors to open and move out of the way to access the internal part of the cabinet. Other attachments such as stay-lift mechanisms can be used with hinges to open doors in a variety of ways.</p>
<p><strong> </strong></p>
<p><strong>KICKBOARD OR KICK FASCIA</strong></p>
<p>Cabinets can be supported on adjustable legs and bases or a ladder kick or plinth. The kickboard or kick fascia is attached to the front to seal the area under the cabinets and for appearance.</p>
<p><strong> </strong></p>
<p><strong>LADDER KICK</strong></p>
<p>A structure that supports the cabinets on the ground. A coloured fascia is applied to the front of the ladder kick.</p>
<p><strong> </strong></p>
<p><strong>LAMINATED PARTICLE BOARD:</strong></p>
<p>A structural board made of wood chips or shavings that are mechanically pressed together into a sheet and glued together with resins. A sheet of 1mm thick laminate is glued to the surface to make bench tops for kitchens, laundries or home offices. Laminated particle board comes in HIGH MOISTURE RESISTANT (HMR) and STANDARD (ST). HMR board is more expensive than standard board but should be used in kitchens, laundries and bathrooms.</p>
<p><strong> </strong></p>
<p><strong>MELAMINE MEDIUM DENSITY FIBREBOARD (MDF):</strong></p>
<p>A structural material made of wood chips or shavings that are mechanically pressed together into a sheet and glued together with resins. MDF is stronger than melamine particle board and is used for doors, drawer fronts and panels. The bonded surface is available in a wide range of colours, textures and patterns with matt, low sheen or glossy finishes. MDF is available in MOISTURE RESISTANT (MR) or STANDARD (ST). MR is more expensive than standard but should always be used in kitchens, laundries and bathrooms.</p>

<p>Used to open doors and drawers without handles. Doors are pushed slightly and a sprung mechanism opens the door. Issues can occur when used on large doors or frequently opened doors or drawers.</p>

<p>&#8211;  What is the first thing you would like to see when you enter the kitchen?</p>

<li>Look at different styles of kitchen cabinetry in magazines, on the internet and on TV. Be prepared to think about different layouts and finishes that you may not have considered before.</li>
<li>Be aware that cabinetry layout and finishes have a big influence on the cost of the kitchen.</li>
<li>Cabinets should be made of high moisture resistant board.</li>
<li>Work out what sort of appliances (ovens, cook tops, sinks, etc) are you planning?</li>

<li>Incorporate islands and breakfast bars in the kitchen cabinetry for 2 way communication. Avoid sinks and cook tops in these spaces.</li>
<li>Maximise bench space to accommodate multiple people preparing food.</li>
<li>The best kitchens allow good access in and around the space – kitchen designs that include islands often have the best access.</li>

				<content:encoded><![CDATA[<p>JASPER designers appreciate that cabinetry in a rental property can be both hard wearing and aesthetically pleasing. Special attention to the layout and finishes is often required to ensure that the space will be comfortable for a range of potential tenants.</p>
<p><strong>TIPS FOR RENTAL PROPERTIES</strong></p>
<ul>
<li>The design needs to create a comfortable space that is easy to work in and keep clean.</li>
<li>Avoid corner units if possible. Bi-fold doors can be frustrating and vulnerable to mistreatment.</li>
<li>Use wide floor cupboards to keep down costs and increase storage.</li>
<li>Use finishes and colours that are easy to keep clean, will hide marks and stains, and will appeal to a wide cross section of people.</li>
<li>Strongly-built cabinets with good quality hardware can be a higher capital cost but will be able to withstand the wear and tear of tenanted properties.</li>
<li>A good design and good quality cabinets can have doors and bench tops replaced at an economical cost when renovating the property between tenants or for sale.</li>
